Construction Manager

Main Street Renewal is looking for a dynamic Construction Manager to join our team in Palm Bay, FL!! We are looking for a hard working professional who is driven and ready to work with a growing team.
Main Street Renewal LLC is a privately held company engaged in the business of acquiring U.

single family properties and converting them to leasable homes.
We improve each property and as a result will expand the supply of maintained and affordable housing units in a number of cities around the country.
In the process, we will provide an attractive market clearing bid for sellers and by making a long term investment, increase value for other home owners, helping to stabilize and improve the surrounding neighborhoods while expanding the tax base.
We strive to create efficiency throughout the process with the goal of creating constructive and professional relationships with owners of single family real estate, our tenants and the communities where the properties are located.
The Construction Manager is responsible for ensuring newly acquired properties are repaired timely and in line with MS Renewal standards, approved budget and service level time lines.
Reports directly to the Branch Manager.
Responsibilities:
Daily analysis of management reports to identify new work orders, obtain status updates on upcoming due dates and confirmation of completed repairs Communication with and allocation of work to all parties.
Define construction start and end dates and the timely update of those dates in Propertyware Identification and final sign off approving a property is ready to lease Management of and assignment of duties to branch Inspectors and General Contractor Supervisors Identify new vendor trades to ensure the branch vendor network has at least three vendors per trade at all times Requirements:
2 or more years of maintenance, construction or related experience 2 or more years of experience managing at least two direct reports Top notch customer service skills High School Diploma or equivalent, Trade School Preferred Basic computer skills, typing and writing ability for correspondence, ordering supplies, etc.
Valid driver's license Work Environment:
This job operates in a professional office environment.
This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
This would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary.
Frequent walking or climbing of stairs may be required.
This role requires travel to our properties and may be physically demanding.
The ability to physically perform the following duties for prolonged periods of time is required:
Unassisted lifting up to 50 pounds Bending Walking Kneeling Stretching Able to work on step ladders or extension ladders up to 30 feet Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs Able to perform all duties in a safe manner at all times Travel:
Travel will be required within the metro area to Main Street Renewal properties.
